A 3 BHK interior in Bangalore costs ₹10–28 lakh in 2026. A modular-only package sits at ₹10–14 lakh. A smart-tier turnkey with civil work and better hardware is ₹14–20 lakh. Premium turnkey — custom carpentry, veneers, quartz counters, designer lighting — runs ₹20–28 lakh. Kitchen and wardrobes take over half the budget; the third bedroom and study drive the extra cost over a 2 BHK.
3 BHK Interior Design Cost in Bangalore (2026): Real Numbers, Room-Wise Break-up, Sample Quote
The 3 BHK is where most of our work happens. Bangalore's premium home buyer today — the couple with one or two kids, the parents-visiting bedroom, the WFH study, one working island in the kitchen — that family lives in a 3 BHK. Prestige Falcon City, Sobha Dream Acres, Brigade Cornerstone, Purva Palm Beach, Godrej Reflections, Total Environment. Different builders, same brief.
And a 3 BHK is *not* a 2 BHK with one more room added on. It's a different animal. Wardrobes in three bedrooms, not two. Usually two full baths. A study or a fourth room that needs a real workstation. A kitchen that's often larger with a breakfast counter or island. Add all of that up and the number moves — sometimes by ₹8–10 lakh — from what you'd pay for a 2 BHK in the same tower.
Here's what a 3 BHK actually costs in Bangalore this year. Not marketing numbers — what we quote in a working week.
## What does a 3 BHK interior cost in Bangalore in 2026?
Honest ranges, split by scope. In our books, most 3 BHK clients land at the smart-to-premium end (₹16–24 lakh). Below is the full band.
| Scope | Cost range | What's in it |
|--------|------------|------------|
| Modular only | ₹10 – 14 L | Modular kitchen, wardrobes in three bedrooms, false ceiling in living + master, painting, basic electrical |
| Smart turnkey | ₹14 – 20 L | Everything above + TV unit, study/foyer carpentry, upgraded hardware, some civil work, curtains |
| Premium turnkey | ₹20 – 28 L | Everything above + custom carpentry, veneers, quartz/imported counters, designer lighting, wallpaper, panelling, decor |
| Luxury / bespoke | ₹28 L+ | Imported finishes, bespoke joinery, home automation, dedicated lighting design, walk-in wardrobes, home theatre |
A 3 BHK quote at ₹8 lakh is almost never a real full-home quote. Usually the wardrobes are in two rooms, not three; the second bath is untouched; civil, electrical and GST are excluded. Ask what's *not* in the number before you compare quotes.

## Sample line-item quote — a real 3 BHK at ₹19.8 lakh
Below is roughly what a smart-tier 3 BHK quote from us looks like — ~1,350 sq ft carpet, mid-segment gated community, one round of design revisions, GST included.
| Line item | Scope | Indicative ₹ |
|----------|--------|-------------|
| Modular kitchen | 10 ft L-shape + breakfast counter, BWP ply, acrylic shutters, Hettich hinges, quartz counter, tall unit | 4.20 L |
| Master bedroom wardrobe | 10 ft sliding, BWP + laminate, Hettich channels, internal lights, dresser unit | 2.00 L |
| Second bedroom wardrobe | 8 ft hinged, MR ply + laminate, soft-close hinges, study loft | 1.55 L |
| Third bedroom wardrobe | 7 ft hinged, MR ply + laminate | 1.25 L |
| Study / WFH unit | Custom desk with overhead storage + open shelves, veneer + PU | 90,000 |
| Living room TV unit + panelling | 10 ft, veneer + PU on TV wall, ply carcass | 1.40 L |
| Foyer / crockery unit | 6 ft crockery + shoe storage combo | 65,000 |
| False ceiling | Living, dining, master, foyer — POP with cove lights | 1.30 L |
| Painting | 2 coats primer + 2 coats Asian Royale, full flat | 85,000 |
| Electrical | Rewiring select points, switches, lighting fixtures | 1.20 L |
| Curtains + roller blinds | Living + 3 bedrooms | 75,000 |
| Site supervision, transportation, installation | | Included |
| GST @ 18% | | ~3.00 L |
| **Total (indicative)** | | **~₹19.80 L** |
Notice two things about this sheet. First, every line names a material and a brand — this is the single most useful thing a client can insist on. Second, the GST is inside the total, not tacked on at signing. If a competing quote has neither, you're not comparing like with like.
## Where the money goes in a 3 BHK
Kitchen and wardrobes still eat 55–60% of the budget. But the wardrobe share climbs — three bedrooms instead of two — and the study or fourth-room carpentry is a proper line item you didn't have in a 2 BHK.
| Scope | Share of a smart-tier 3 BHK budget |
|--------|------------------------------------|
| Modular kitchen | 22–26% |
| Wardrobes (three bedrooms) | 28–34% |
| False ceiling + painting | 10–13% |
| Living room (TV unit, panelling, seating, decor) | 8–11% |
| Study / WFH / foyer carpentry | 6–8% |
| Electrical + lighting | 6–8% |
| Curtains, decor, misc. | 4–6% |
| Design + project management | Included / 5–10% |
The advice we give every 3 BHK client: **fight for the kitchen, the master wardrobe, and the study desk. Save on the second/third bedroom wardrobe finish, the curtain material, and the decor accents.** Those three "spend up" items are the ones you'll physically touch every day for a decade. The rest is refresh-able in year five.
## Why two identical 3 BHKs in the same tower cost different money
Same floor plan, same builder — and one project lands at ₹14 lakh, the next at ₹26 lakh. It's not a mystery. Six things move the number:
**1. Ply grade.** BWP (Boiling Water Proof) is a must in the kitchen, and honestly worth it in the utility and bathroom vanities too. MR ply in dry bedrooms is fine. BWP costs 30–40% more — the first line item that quietly gets swapped in a cheap quote.
**2. Hardware.** Hettich, Blum, Hafele — you should see the brand name on the sheet, not "premium hardware". Local hardware is a quarter of the price and about a third of the life.
**3. Shutter finish.** Laminate baseline. Acrylic adds 40%. PU adds 60%+. Veneer + PU is the top of the ladder. On a 3 BHK, this alone can move the total by ₹3–4 lakh.
**4. Countertop.** Granite ₹300–500/sq ft. Quartz ₹800–1,500. Imported quartz north of ₹2,000. On a 10 ft kitchen + breakfast counter, quartz vs granite is a ₹60–80k jump.
**5. Civil work.** Wall breaking, plumbing shifts, bathroom retiling, waterproofing, false floor in the study. Not included in a modular package by default. On a 3 BHK, civil can add ₹2–4 lakh.
**6. Where the flat is.** Whitefield , Hebbal and Sarjapur societies are strict — material-movement charges, restricted work hours (usually 10 am–6 pm on weekdays only, no Sunday work), NOC before start. A serious designer factors all of this into the timeline and the number.

## What the same 3 BHK costs in different parts of Bangalore
Material and labour are broadly the same city-wide. What moves the total is society logistics and factory-to-site distance.
| Locality | Typical 3 BHK smart-tier cost | Note |
|---------|-------------------------------|------|
| Whitefield | ₹16 – 22 L | Strict society norms, add ₹20–40k for material movement |
| HSR Layout | ₹15 – 21 L | Easy logistics, older 3 BHK stock, some layout tweaks common |
| Sarjapur Road | ₹16 – 22 L | High-end gated communities, similar to Whitefield |
| Electronic City | ₹14 – 19 L | Slightly lower — smaller 3 BHK carpet areas |
| Hebbal / Yelahanka | ₹16 – 22 L | Factory distance adds transport time |
| JP Nagar / Jayanagar | ₹15 – 21 L | Mix of older societies and new towers |
| Kanakapura Road | ₹14 – 20 L | Long site distance, otherwise standard |

## The trap: can a 3 BHK be done for ₹9 lakh?
Technically yes. Realistically — not properly. Here's what a ₹9 lakh 3 BHK actually looks like on delivery:
Wardrobes in two rooms, the third gets a curtain rod and "next phase". MR ply everywhere including the kitchen (swells in the first monsoon). Local hinges that will start sagging in year one. Basic false ceiling only in the living, none in the bedrooms. Standard laminate finish. Two coats of paint that don't cover well. Electrical, false ceiling per-sq-ft, GST — all outside the number. The ₹9 lakh becomes ₹12 lakh at sign-off, and ₹15 lakh by the time you fix things in year three.
If ₹10–12 lakh is genuinely the ceiling, do the kitchen and the master bedroom wardrobe properly and leave the second/third rooms for phase two. Better than spreading a thin layer of "premium-looking" everywhere.
## Timeline — how long does a 3 BHK take?
60 to 90 days from the day final designs are signed off, assuming an in-house factory and a clean site handover. Split: 3–4 weeks of factory manufacturing while civil and electrical happen on site, 1–1.5 weeks of installation, 1 week of painting and finishing, a few days of snagging. Full week-by-week view → interior design timeline in Bangalore.
Anyone promising you a full 3 BHK turnkey in 30 days is either skipping factory production or overpromising. The maths doesn't work otherwise.
## Why our 3 BHK numbers stay predictable
This is where the factory earns its keep. On a 3 BHK — three wardrobes, one bigger kitchen, more carpentry — variation between vendors is where most projects blow up their budget and timeline.
- We manufacture the modular kitchen and every wardrobe in our own Bangalore factory. Same machines, same team, same standard on every unit. No vendor-to-vendor lottery.
- Every 3 BHK we deliver comes with a 10-year written warranty covering BWP ply, laminate delamination and Hettich hardware. Signed document, not a marketing line.
- Design, factory, site, project management and handover all sit with one team. Which is why the variation between our first quote and the final invoice is usually under 3% — even on a scope this size.

## FAQ (add FAQPage schema)
**Q1. How much does a 3 BHK interior cost in Bangalore in 2026?**
Between ₹10 and ₹28 lakh, depending on scope. Modular-only sits at ₹10–14 lakh. Smart-tier turnkey is ₹14–20 lakh. Premium turnkey with custom carpentry, veneers and designer lighting is ₹20–28 lakh. Full pillar guide → interior design cost in Bangalore.
**Q2. Is ₹15 lakh a fair number for a 3 BHK in Bangalore?**
Yes — that's roughly the middle of the smart-tier band, where most of our clients land. At ₹15–18 lakh you can do a proper modular kitchen with quartz, three wardrobes, false ceiling, TV unit, some study carpentry, painting and electrical — with GST inside, not outside. See the sample quote above.
**Q3. What's the difference between a 2 BHK and 3 BHK interior cost in Bangalore?**
Typically ₹5–8 lakh at the same scope tier. A 3 BHK adds a full third-bedroom wardrobe, usually a study desk, extra false-ceiling area, more electrical, and more painting. Kitchen size often grows too. Compare → 2 BHK interior cost in Bangalore
**Q4. Are Livspace or HomeLane cheaper for a 3 BHK in Bangalore?**
Usually 20–30% more expensive than a comparable-spec quote from a good local firm with an in-house factory. You're paying for the pan-India brand and a standard catalogue. A premium local designer like Asense typically gives better material and more customisation at the same price. Compare → best interior designers in Bangalore 2026
**Q5. How long does a 3 BHK interior take to finish?**
60 to 90 days from design sign-off, assuming an in-house factory and clean site handover. Add 2–4 weeks if there's heavy civil work or imported material. Detailed timeline → interior design timeline in Bangalore.
**Q6. What are the hidden charges to watch for in a 3 BHK quote?**
Usually: GST (18%), electrical rewiring, false ceiling priced per sq ft, extra revisions beyond one round, transportation, society NOC and material-movement fees, and hardware "upgrades". Full list → hidden charges in Bangalore interior packages.
